Family homes with generous gardens just off the ridge, many with the same westerly-facing living rooms and patios built for entertaining.
Fairland is a family suburb close to Northcliff, built around larger stands, established gardens and — often — a pool and patio set up for weekend entertaining. Living rooms and patios here tend to face the same westerly light as the ridge itself, which means the late-afternoon sun is as much a patio problem as a living-room one.
Indoors it's the same sunscreen and blockout rollers that work across the ridge. Outdoors, folding-arm awnings and zip screens over the patio and braai area come up constantly — ask about these through the enquiry form, and for anything on a wide western elevation we'll also talk through external venetian blinds.
The ridge itself — full-height view glass and the hardest afternoon sun on our patch.
